Speaks for itself after pressing calculator.
A 5 room flat can take 21 years to service your net housing loan excl banking loan interest
A 3 room flat takes 18 years to service

I'm using on installment/ income ratio as stated
let me see
$1475 for 2 room, $2256 for 3 room, $4175 for 4 room, $5543 for 5 room
The gia nang part is tis
towards your retirement say you've 2 kids.
They go onto local uni (just for 'best' case illustration).
Uni fee maybe by then is $10,800 (monthly $900).. $1800 gone into their tuition fee.
$1275 into housing. $3075 spent
$2400 spend on wat? Electricity, transportation, food...
I think better have more 3 room hdb flats.
Since nobody willing to have children or maybe only 1, why built 4 and 5 room hdb flats? 3 room hdb will do. Couples pay less and affordable within their combine household income.
4 room quite ok la
kiddy, folks need place to study/ work as well
Kids are a burden.
Mr Mah did 2 things to fudge the numbers
1. Conveniently forgot to include the 3% stamp duty or around $8k+
2. Assumed a 90% LTV. Even banks don't lend at that level. How do you make people with low income feel like they can afford expensive things? Give them lot of debt.
Last time can loan directly from hdb, now cannot, go must go to bank to loan.

Why do you say that? Shouldn't this be included when you talk about duration?

cos tat's based on the new flat price itself
30 yrs of slavery
The affordability rate (loan to income ratio) is around 23% to 26%
PAP seems like keep wanting to make excuses for itself on high cost of HDB flats and abandoning original aim of providing affordable housing for working class.
They are really disappointing, the worst is Mah Bow Tan.

HDB flats so expensive, where got mood to have more kids?
PAP policies are incoherent.
Don't forget these are BTO prices, not DBSS. Lousier locations.

BTO to me is = to old day mass construction of HDB flats in 1970s and 1980s
They should really get real feedback from the couples who wanted to buy new hdb flats.
