  HOME is where the heart ISN'T when it comes to Frank Lampard.  

  For the money-grabbing footballer plans on giving his ex's 98-YEAR-OLD granny the boot from her flat.

  And when asked if Lampard knew it would result in grandmother Teresa Canete being made homeless, his agent shrugged: "What's that got to do with anything?" 

  Loaded Lampard, who owns a £13MILLION property empire, has told former flame Elen Rivas he's selling the apartment in Spain.

  The England midfielder bought the flat for his kids' great-granny towards the end of his seven-year relationship with Elen in 2008. 

  And, according to his agent, Lampard has been "very generous" in allowing Teresa to stay there.
