singapore rental yield is definitely getting narrower now. coupled with high quantum (high cost of acquistion), and high cost of maintenance, not to mention higher competition due to influx of new condos, singapore condo rental is less desirable as compared to overseas.
personally, i would look outward from singapore for opportunity, i found one interesting project in Phnom Penh, Cambodia . low quantum lower to entry + guaranteed rental yield by top singapore developer. really attractive if you're looking for diversified property portfolio. check it out.
