Actually I am on the sidelines as well waiting to actually see what will happen. From both angles, seems like it could happen and could not happen, and even if did it happen, would't expect such a significant decline.
We all know the reasons the Singapore property prices may tank - decline in exports - decline in employment and income - decline in purchases and also sales for liquidation.
But I guess we can't deny that Singapore is still a vibrant, highly developed, economy in Asia, with strong capital reserves, ever increasing migration rates into the country from all over the world, investment safe haven and probably the most crucial fundamental............there just isn't enough land to go around, which is probably the significant factor that's holding up prices here, unlike China or Indonesia.
Somebody was telling me unless you are very desperate for a place to live, better to wait and see how prices go in the next year or so.
Her reasoning is this:
If prices still persist in going up in the next 12 months and you are waiting to buy, then assuming a gradual appreciation as shown in past quarters, the increase in price should be roughly equivalent to what you would have saved in the next 12 months say eg. $10000 a year. (cash + cpf)
That amount saved would have been roughly equivalent to your using the money to pay off the monthly mortgage had you bought the flat now at present time anyway.
But if prices drop in the next 12 months and you purchase 12 months later, you would have gotten a better deal by paying less.
She is of course holding other factors constant and assuming interest rates are stable.

Hmm makes sense. Considering that if prices do move up, it would be at a slower pace than the current and previous years. Reckon the same effect will be in Kuala Lumpur as well, since that is a hot real estate market.
I am actually keeping my eyes on Indonesia's property market. Appears that since 2010 the government is revisiting the regulations governing Indonesia's properties for foreign ownership and may open up to foreign investors, similar to Malaysia.
i am predicting the crash in the next year. around june.
