Don't your know what is going on in the future? When the IR resort is builded in Marine Bay, once it completed,their area of "influenue" will extend to Gelyang and for the sake of clean image for future tourist attraction, the government will eventually forced to clean up the whole Gelyang and soon it will be a Very Very Clean and neat neighbourhood.Most importantly, currently now the property cost in Gelyang is low, but once the IR resort is build, their land will be most worthy.I can see that some brilliant Singaporean already make their move ^_^ .
