A new development, whether it is residential (HDB/Condo) or commercial (industrial/business complex) affects the loading and operation of bus services.
This has often been seen with some services not doing very well but once the developments are up, they are full to capacity (eg: sv 50)
I want to discuss and document here all new development and related transport / bus infrastructure needed to suit the new development demands.
Buangkok West
I will start with the upcoming Buangkok West town, that is not as much discussed as Bidadari or Tampines North.
Not sure if you know but there are around 5 major developments in Buangkok West.
The last one to open was Buangkok Vale in 2014 along Buangkok Green, catered by 43/43M/88/156
Future developments are more around Buangkok Crescent and Link.
1. Buangkok Parkvista (Q3, 2017)
2. Buangkok Edgeview (Q4, 2017)
3. Buangkok Tropica (Q1, 2018)
4. Buangkok Square (Q2, 2018)
5. New development next to Buangkok Square from Aug BTO exercise (2020)
Existing service:
Today there is only one service 101 catering to Buangkok Link.
Future Service:
1. In future 101 will have to be extended to loop at Buangkok Crescent. This will connect people to Hougang MRT.
2. In addition there should be a new service such as 104 (removing 43M maybe) that does Bidadari Interchange -> Serangoon -> YCK Road -> Buangkok Green -> Buangkok Link/Crescent -> Buangkok Dr (u/c) -> Sengkang East Rd -> Sengkang East Ave -> Buangkok MRT (looping point) -> Buangkok DR & back.
308 and 983 loading should be better by next year

983 loading already quite good between cck ave 5 and cck int. Loading hasn't picked up much between BPJ and CCK town.

There has been a proposal for Buangkok interchange since a long time, but no news yet. Hopefully, they will announce soon.
Dont worry it will,Marina South also..Well im not suprised if LTA decide to built Buona Vista Interchange next to the MRT also.

Tampines North
Huge commercial/residential hub at Tampines North to be ready by 2019
(1) JTC Space (TOP: 2016). This is along Tampines Ave 10. So current services 27, 34, 58, 72, 118, 168 can cater to the demand.
(2) Reebonz Building (2018). This is along Tampines Ave 11 & Tampines North Dr junction (both u/c)
(3) Tampines Green ridges (Q1 2019). This is along Tampines Ave 9. Can still be catered with existing services 27, 72, 168
(4) Tampines Greenwave (Q3 2019). This is right in center of Tampines North. Will need feeder/trunk service in future
(5) / (6) New HDB flats announced in recent BTO excercise north of Tampines Ave 9 and east of Tampines Ave 6.
The point to be noted is that each HDB development is huge with 1000+ flats at minimum. Moreover Tampines North will not have MRT/LRT. So it will require robust bus network. Few services from Tampines Interchange will have to be diverted here + expect new services.
Svc 8 and 18 candidate to terminate at Tampines North..

I agree. Def sv 18 should be extended to Tampines North.
IMO, should be extended via Tampines Ave 2, Tampines Ave 9 and then enter Tampines North skipping Tampines Ave 7.
46 also can be extended to Tampines North in future via Tampines Ave 6 skipping Tampines Ave 5 swimming pool bus stop.
New service 68 from Pasir Ris also seems to be going via Tampines North.
There will also be a feeder service connecting Tampines North and Tampines MRT.
Also there should be a service similar to 27 going to Sengkang West region from Tampines North.
I feel that this Tampines North will be just same size like Joo Koon or Serangoon.Maybe 5 trunks,2 feeders and 1 express service?
Who knows 27 start from Tampines North and a new trunk cover 27 to Hougang?
