Only the land space of the small Office is owned by LTA.
The way they constructed the bus bays, can tell, they really don't want to intrude into that plot of land.
Actually, to even have a bus terminal at Taman Jurong itself is a surprise.
Frankly, i don't really see the need of it. Haha
There is a need for it. If you have to introduce a new service in that area, where does the bus start from? Boon Lay is over-crowded. No space.
Unless you start a service at Soon Lee Bus Park.

I am also very interested to know Joo Koon status. I think JIS services will receive transformation in routes once Joo Koon is running. Can expect a lot more 24x and 25x services launched.
Joo koon is an important hub for Jurong Industrial workers soon,I expect at least 3 JIS start from there,SMRT 180 & 187 can terminate there as its much nearer to Wenya too

Isn't Boon Lay closer to Wenya than Joo Koon?
Both are close but if they plan to extend these two svc to Joo Koon then Wenya is closer

Corporation Dr (1 stop), Tah Ching Rd (1 stop), Yuan Ching Rd (2 stops), Lakeside MRT, Corporation Road (2 stops), Jurong West Ave 1 (1 stop), Jurong West St 42 (4 stops), Jurong West Ave 1 (1 stop), Jurong East Ave1 (3 stops), Jurong Town Hall Rd (1stop), Bukit Batok Road (aft PIE, Express, ITE College West), CCK Way (3 stops), CCK MRT, CCK Dr (2 stops, opp Kranji Pr School), CCK North 6 (Yew Tee MRT, bef CCK Way), CCK Way (opp blk 610A, opp blk 680, bef Sungei Kadut Loop), Sungei Kadut Loop (Express), Sungei Kadut Crescent (Yew Kwong), Sungei Kadut Loop (bef SK St 3, King Wan), Sungei Kadut Dr (Tac Centre, aft GKE), CCK Way.....Continues back to Taman Jurong. On way back, will call at new stops opp the new stops highlighted in bold above + 4 new ones along Jurong West St 42.
I know this route is unlikely as it goes into SMRT area, but if introduced, will do very well with WEGs.
Sungei kadut and you will everyday see new buses chao tar with road dirts like sand,muds etc,plus that side traffic very chaos

The building is already taller than the MRT station.

Surprise surprise...there will be no Hu Ching Road in the future!
So, this terminal is really, a temporary measure.
